I have spent more than ten years drafting the plans California cities approve. Hundreds of projects across more than a hundred municipalities in seven counties —from Los Angeles to Lancaster, from Santa Ana to Lucerne Valley— and every city shows up with its own building department, its own rules and its own way of marking corrections.

Almost half of that work is ADUs and JADUs. The rest are additions, remodels, patio covers, pools and commercial tenant spaces. The vast majority of the portfolio is already delivered or submitted to the city, and a good share of my clients come back with a second project —which is the metric that actually matters to me.

Knowing the city is half the job. Knowing what each department will ask for before the first line is drawn is what keeps a project from spending six months going around in corrections.
